Landplan Engineering has been involved at this Wal-Mart site for over ten years. For the existing commercial facility, Landplan in 1993 was responsible for master planning and design. As part of that project, Landplan was involved in an environmentally sensitive demonstration project. Key elements included collection of gray water for use in irrigation; removal, relocation and replanting of existing trees; collection of parking lot stormwater run-off, filtering, and re-use for irrigating the lawns; and maximizing recycled site materials.
The most recent project at this site involves combining two existing commercial structures to form an enlarged shopping center as well as re-use of a vacant adjacent structure. Parking facilities will also grow significantly. The entire site is being redeveloped with new access points designed by Landplan.
The parking lot and pedestrian traffic were key considerations during the redevelopment process, with pedestrian access into and circulation around Wal-Mart a top priority in the layout of the facility, Access into and egress from Wal-Mart and Crown Toyota were achieved by changing the major entrance from 33rd Street to 34th Street. This change provides safer vehicular access to both sites. Truck access is provided from 33rd Street behind both facilities.
