
Groceries and pharmacies have broadened their offerings and their sites have grown new elements during the process. As drive-thru’s for prescription pick-up and covered package loading areas sprung up at major chains, so did the call on Landplan’s expertise for efficient site planning. Landplan Engineering models traffic patterns to assure smooth flow in, out, and through the parking areas while avoiding conflicts between pick-ups, access, drop-offs, and deliveries, not to mention incorporation of the ever popular seasonal lawn and gardening department and those oh-so-convenient shopping cart corrals.
Landplan was sought by CVS’ preferred developer to tackle numerous difficult projects in the Midwest. In several cases, Landplan was able to reverse public opinion from strongly opposed to approved through working creatively with local residents and public officials on behalf of CVS.
Computer modeling is also employed for delivery areas/loading docks as well as for dumpster access. As sites vary, standardized layouts often overlook dumpster areas. Landplan has become adept at addressing the operational, access, and screening elements of this small, but very necessary site element.
Visibility and access are key aspects of Landplan’s design considerations. Landscape aesthetics complement the building and provide buffering and noise abatement for adjacent areas with differing uses. Drainage and detention requirements are creatively addressed incorporating aesthetic and site efficiency concerns. For one commercial assignment, underground detention was utilized to speed an approval process that would otherwise have required platting additional parcels before starting construction.
Services include survey, planning, engineering site utilities, and platting. They also include traffic and drainage studies, and access permitting. Our project record has led commercial clients to rely on Landplan for fast-track projects, for both approval and design for on-site development and off-site street, signal, and utility improvements.
