Preliminary approvals for development projects are increasingly requiring traffic impact studies to be undertaken. The traffic generated by a proposed development is estimated based on land use and density of development. Depending upon the number of trips and their timing, the study may address the impact on only the immediate area or on a larger grid of streets. The results of the traffic impact study are used to define both on-site and off-site improvements to roadways, ingress/egress, lanes, geometrics/signalization, and traffic calming that are then reflected in the development plans.
Landplan Engineering collects and analyzes traffic counts and speed studies, then coordinates this data with planning estimates for future vehicular travel as well as pedestrian and bicycle traffic. Strategies are evaluated to mitigate negative impacts and then a report is prepared outlining the overall impact of planned development. At this point, the integration of engineering and landscape architecture at Landplan defines development planning and accommodation of traffic needs in the crucial early project filings with review agencies.
