Site Analysis

Site analysis involves assessing the feasibility and therefore, the costs of developing a parcel of land. Physical features must be inventoried including topography, presence of rock, streams, above and below ground utilities, and access. The availability and costs to extend utilities not present must also be assessed. In addition, the planning approval process, deed restrictions, and regulatory requirements impacting the site must be evaluated.

Landplan works with Clients to provide site analysis on two levels. Landplan’s knowledge of its market region allows the firm to query Clients as to their project plans and assist in identifying potential sites. When Clients have identified a site, Landplan walks the site with a trained eye to opportunities and potential problems. Planning and zoning requirements are noted as well as any development incentives affecting the site. Utilities are contacted to determine both location and availability. Easements and other recorded property interests affecting the site are researched. Concept plans are then developed and presented to illustrate the potential of a site. Beyond initial site analysis, Landplan provides traffic studies, drainage studies, cost and schedule projections and coordinates geotechnical investigations of subsurface conditions.
