Hutton Farms is a gated rental community located in northwest Lawrence, Kansas. Phase I development offers a mix of 212 single-family, townhome and cottage apartment units on approximately 40 acres. Landplan Engineering was retained by the developer to provide conceptual planning and design as well as site infrastructure engineering services.

To address stormwater management issues, the site includes a large detention pond, which has become a decorative water feature with encircling walking trail for the community. Tree-lined streets and alleys are constructed of concrete.
